How to buy a house!

by Nabin Rijal

So, You Want to Buy a House?

Let’s Make It Easy and Fun! Buying a house might feel like a big deal—because it is! But guess what? It’s not as complicated as it seems. From finding your dream home to signing on the dotted line, we’ll break it all down so you can feel confident and excited about the process. Ready? Let’s go!

Step 1: Secure Your Funds

Before you start house-hunting, get your finances in order. The first step? A pre-approval letter from a lender. This shows sellers that you’re serious and financially ready, giving your offer an edge over others. Think of it as your golden ticket! Need help with this? Shoot me an email at nabinrealty@gmail.com, and I’ll walk you through it.

Step 2: Sign a Buyer Agency Agreement

What’s that? It’s a fancy way of saying you’ll partner with a real estate pro who’s got your back. This agreement ensures that your agent is committed to guiding you every step of the way. Without it, you’re flying solo—and who wants that?

Step 3: Make an Offer

Here’s where it gets exciting! Once you (or your agent) find the perfect property, it’s time to tour it. Not the one? No problem—we’ll keep searching until you find the one. When you’re ready, your agent will submit your offer to the seller’s agent.

Step 4: The paperwork

Good news—your offer is accepted! 🎉 Now what? The next step is usually submitting an earnest money deposit (EMD) to show you’re serious about closing the deal. Your agent will handle these details, so you’re in good hands. Feeling unsure about the property? No worries! If the home has a Condo/HOA association, reviewing their documents is your safety net. If the policies or fees don’t align with your needs, you can back out of the offer and get your EMD refunded—no penalty!

Step 5: Home inspection

Worried about potential problems with the property? Don’t stress—home inspections are here to help. Along with any other inspections your lender may require, this process gives you a clear picture of the home’s condition. You’ll learn how it functions and uncover any major repairs needed. I encourage all homebuyers to attend the full inspection. It’s a valuable opportunity to understand your new home better. Remember, inspections and contingencies are designed to protect you, so there’s no need to worry—we’ve got you covered!

Step 6: Preparing for the settlement closing and more!

This is the final stretch of your journey! You’ll purchase homeowners insurance and prepare for closing day. During the settlement, you’ll sign documents to finalize the transaction. These may include the closing disclosure, promissory note, and deed of trust. Depending on your offer or contingencies, there may be additional documents, but your agent will guide you through them. And the hardest part? Nothing! You’ve made it. Congratulations—your home-buying journey is complete, and your dream home is officially yours!

Buying a house doesn’t have to be complicated or stressful. By following a few simple steps—securing your funds, partnering with a great real estate agent, making an offer, completing inspections, and preparing for closing—you can confidently navigate the process and soon be holding the keys to your dream home.
